Tenant application form

Use the form below to apply for one of our rental properties. Please complete every section that applies — accurate information helps us reference your application quickly.

This form replaces our older paper application. Once submitted, your application lands directly in our lettings team's inbox along with the documents you upload. Allow around 10–15 minutes to complete it in full.

Before you start, please have ready: a photo of your passport, a recent proof of address (bill or bank statement, within the last 3 months), your last 3 payslips, employment contract (if available) and — if you do not hold a UK passport — your Right to Rent share code from gov.uk.

Holding deposit — please read before submitting

If your application is accepted, you will be asked to pay a holding deposit equivalent to one week's rent to reserve the property. Under the Tenant Fees Act 2019, this holding deposit becomes non-refundable in the following circumstances:

  • You provide false or misleading information in your application or referencing — including misrepresenting your income, employment, rental history, immigration status or credit history.
  • You fail the Right to Rent immigration check where you knew, or reasonably should have known, that you do not have the right to rent in the UK.
  • You withdraw from the proposed tenancy after the holding deposit has been paid.
  • You fail to take all reasonable steps to enter into the tenancy (for example, by not signing the agreement) within 15 calendar days of paying the holding deposit, or such longer period as we agree in writing.

If your application is unsuccessful for reasons not listed above, or you are not offered a tenancy, your holding deposit will be refunded in full within 7 days. The holding deposit may also be applied towards your first month's rent or security deposit if your tenancy proceeds.
