About the property

Gas Safety Certificate (CP12)

Annual gas safety inspection by a Gas Safe registered engineer. Required by law for every property with gas appliances.

EICR (Electrical Installation Condition Report)

Five-year electrical safety inspection by a qualified electrician. Mandatory for all private rentals since 2020.

EPC (Energy Performance Certificate)

Ten-year energy rating. Rating C or above will be required for all rentals from 2028 — plan upgrades now if you are at D or below.

Legionella risk assessment

Every two years. Required by the HSE for all rental properties, particularly those with water tanks or showers.

PAT testing (furnished lets)

Three-yearly portable appliance testing for any electrical items you supply. Only required if the property is let furnished.

Smoke alarms on every floor

A working smoke alarm on each storey, tested at the start of every tenancy. Required since 2015.

CO alarms in rooms with combustion appliances

A carbon monoxide alarm in every room containing a fixed combustion appliance (boilers, gas fires, log burners).

Tenancy deposit protected within 30 days

Deposit registered with TDS, DPS or mydeposits within 30 days of receipt + Prescribed Information served to tenant.

Right to Rent checks completed

Verified each tenant's immigration status before tenancy start. Fines start at £80 per tenant and rise rapidly.

“How to Rent” guide given to tenant

Current government “How to Rent” guide handed to tenant at tenancy start. Without it, you cannot serve a Section 21.
