Why choose a local lettings agent in Luton?

Why choose a local lettings agent in Luton?
Finding the right lettings agent makes all the difference — whether you're a landlord looking to let a property or a tenant searching for your next home. In Luton and the surrounding areas, The Residential Grid offers independent, transparent lettings and property management with no hidden fees and no pressure.
The local property market moves fast. A good agent knows the neighbourhoods, understands what tenants are looking for, and can price your property competitively. We've been letting property in Luton for years, and we understand the rhythms of the market — from student lets near the university to family homes across the suburbs.
What does a lettings agent actually do?
A lettings agent's job is to connect landlords with tenants and manage the relationship between them. The scope of that work depends on which service you choose.
At The Residential Grid, we offer four service tiers for landlords:
- Fully Managed — we handle everything: marketing, tenant find, referencing, rent collection, maintenance coordination, inspections and compliance. You get monthly rent paid straight to you.
- Rent Collection — we find the tenant and collect the rent, but you manage maintenance yourself.
- Let Only — we market the property, show it, reference the tenant and draw up the agreement. Everything else is yours.
For tenants, we help you check affordability, prepare your application, understand your rights, and report repairs when you need to.
Transparent pricing — no surprises
One of the biggest frustrations with lettings agents is hidden fees. We don't work that way. All our fees are agreed in writing before we start, and we're clear about what each tier costs.
Our landlord fees are:
- Fully Managed: 12% of monthly rent, plus 60% of first month's rent for set-up ( currently offer going on)
- Rent Collection: 8% of monthly rent
- Let Only: 100% of first month's rent
For tenants, we comply fully with the Tenant Fees Act 2019. We don't charge application fees, administration fees, or any hidden costs. Tenants only pay rent, deposit (capped at 5 weeks' rent) and holding deposit (1 week's rent).
Compliance and your peace of mind
Letting property comes with legal responsibilities. Gas safety, electrical safety, deposit protection, right-to-rent checks, smoke alarms — the list is long, and fines for getting it wrong are substantial.
If you're managing your own property, our free compliance checklist lets you score your current position in just 3 minutes. Answer 10 questions about your certificates and safety setup, and we'll email you a personalised action plan with renewal dates.
If you'd rather have us handle it, our Fully Managed service includes all compliance documentation. We stay on top of every certificate, every safety check, and every legal requirement — so you don't have to.
