6% Fully Managed for Luton Landlords — Limited-Time Offer

Half our management fee, and no VAT on top

If you let a property in Luton, Dunstable, Houghton Regis or the surrounding villages, the management fee is the number that follows you every single month. For a limited period, The Residential Grid is offering Fully Managed at 6% of monthly rent — half our standard 12% — to new landlords instructing us before 31 December 2026.

There is a second saving that most landlords miss. We are not VAT registered, so 6% means 6%. A VAT-registered agent quoting "6%" is really charging 7.2% once VAT is added, and one quoting 12% is charging 14.4%.

What that saves on a real Luton rent

Take a two-bedroom house let at £1,200 a month — around the going rate in much of Luton.

That is £1,209.60 a year kept in your pocket compared with a VAT-registered agent charging the usual 12%, on one property, for the same work.

What the 6% actually buys

There are two fees, and it is worth being clear about which does what. The tenant find and set-up fee — 60% of the first month's rent — covers everything up to move-in: marketing on Zoopla, OnTheMarket and SpareRoom, accompanied viewings, offer negotiation, Right to Rent checks and referencing, and the tenancy agreement with the written statement of terms.

The costs we are not hiding

Discount offers usually work by quietly moving money somewhere else. Ours does not, so here is the rest of it. Deposit registration with the DPS is £114, and six-monthly inspections are £114 each. Certificates — gas, EPC, EICR — are charged at cost when you ask us to arrange them. Every figure is published on our landlord fees page, and none of them carry VAT.

Why full management is worth more than it was

Letting changed on 1 May 2026. Assured shorthold tenancies and Section 21 are gone. Every tenancy is now periodic, every tenant gets a written statement of terms, rent can only be increased once a year by a Section 13 notice, and a pet request has to be answered in writing within 28 days. Possession is available only on the Section 8 grounds — and the arrears ground now needs three months' rent unpaid, with four weeks' notice.

Alongside that, the standing duties have not gone anywhere: an annual gas safety check, a five-yearly electrical report, working smoke and carbon monoxide alarms, an EPC of E or above, and a deposit protected within 30 days. Miss one and the penalties are real — and with Section 21 abolished, a compliance failure is far harder to unwind than it used to be.

That is the case for handing it over. Not because it is complicated to understand, but because it is relentless to keep on top of, month after month, alongside a job.

Common questions

How long does the 6% rate last?

For the whole of the tenancy we set up for you. It is not a three-month teaser — if your tenant stays three years, you pay 6% for three years. When that tenant eventually leaves and we find you a new one, the standard 12% applies from the start of the new tenancy. The offer itself is open to instructions signed before 31 December 2026.

Is my money protected?

Yes. Client money is held in a designated client account protected by Client Money Protect, we are members of the Property Redress Scheme, and deposits are held in the DPS custodial scheme. You can read more about how we work.

What if I already have tenants in place?

We can take over mid-tenancy. We collect the compliance paperwork from your current agent, transfer the deposit properly, and write to your tenants so nothing is disturbed.
